Transcription:
A memorial of indenture made the second day of April one thousand and eight hundred and ninety six between
Isaac Bomford North of Sydney in the colony of New South Wales contractor (thereinafter designated the said assignor) of the one part and
Alfred Henry Collier of Sydney aforesaid accountant (thereinafter designated the said assignee) of the other part
reciting that by an indenture dated the fifteenth day of October one thousand eight hundred and ninety four and expressed to be made between Henry Willis therein mentioned of the one part and said Isaac Bomford North therein described of the other part all that land containing two hundred and twenty eight [sic: it was actually 208] acres two roods twenty six perches situate at Tyrrelstown barony of Fertullagh county of Westmeath Ireland and more fully described in the schedule thereunder written were granted aliened and demised by the said Henry Willis unto and to the use of the said assignor his heirs and assigns subject to a proviso therein contained for redemption of the said premises upon payment by the said Henry Willis his heirs executors administrators or assigns to the said assignor his executors administrators or assigns of the sum of seven hundred pounds on the fifteenth day of October one thousand nine hundred and one with interest thereon after the rate of seven pounds per centum per annum
and reciting that he said principal sum of seven hundred pounds was still owing to the said assignor but all at interest for the same had been paid up to the date of the now reciting presents
and reciting that the said assignee had agreed to pay to the said assignor the sum of five hundred and thirty eight pounds on having a transfer of the said mortgage debt and the interest thereof and the securities for the same in manner thereinafter mentioned.
It is witnessed that in pursuance of the said agreement and in consideration of the said sum of five hundred and thirty eight pounds to the said assignor paid the said assignee on or before the execution of the now reciting presents (the receipt whereof the said assignor did thereby acknowledge)
He the said assignor did thereby assign unto the said assignee his executors administrators and assigns all that the said principal sum of seven hundred pounds secured by the herein before recited indenture as aforesaid and all interest thenceforth to become due in respect of the same and the full benefit of all covenants power of sale and other powers and provisions contained in the same indenture for securing the payment of the same principal sum and interest and all the right title and interest of him the said assignor to and in the said moneys and premises to have receive and take the said principal sum and interest and all other the premises thereby assigned or expressed as to be unto the said assignee his executors administrators and assigns absolutely
and it was also witnessed that in pursuance of the said agreement and for the consideration aforesaid the said assignor did thereby grant unto the said asignee his heirs and assigns all and singular the messuages lands hereditaments and premises comprised in and granted or otherwise secured by the thereinbefore recited indenture and all the estate right title interest property possession claim and demand whatsoever both at law and in equity of him the said assignor into and out of the said premises and every part thereof to have and to hold the hereditaments and premises thereby granted or otherwise secured or expressed as to be unto and to the use of the said asignee his heirs and assigns for ever subject to such right or equity of redemption as is not subsisting in the said premises under or by virtue of the thereinbefore mentd indenture

The execution of the said deed by the said Isaac Bomford North and the said Alfred Henry Collier is witnessed by Hamsworth Robert Way of Sydney New South Wales solicitor and Sidney Tozer Peregnase of 108 Pitt street Sydney aforesaid law clerk.
